Development Information
The
agenda for last Wednesday's meeting with Cashel Rock Investors has been posted; it contains an excellent overview of the project. The
site plan is also available as a PDF document. If your computer cannot open and display it, be sure that you have the latest version available of
Adobe Reader. They also provided a
Comparative Crime Analisis for the project. A Comparative Market Analysis will be posted when transcription is completed.
Please watch this space for links to documents and maps which will be provided by Cashel Rock Investors to keep the neighborhood informed. We are also planning a
Question-and-Answer Page, where we will post your questions about the development, along with Mr. DeVillers' answers to those questions. So
PLEASE send questions! I have also offered to post communications here from Mr. DeVillers and Mr. MacVean directly to the neighborhood.
I expect that this will become a semi-permanent feature for the next couple of years as the development is under way. Check back often for the latest!

Meet CMPD Chief Rodney Monroe!
Chief Rodney Monroe will be a featured speaker at a town hall meeting to be hosted by
Councilmember Susan Burgess on Thursday, June 25, from 6:30 to 8:30 pm in Room 267 at City Hall.
Councilmember Burgess' meeting will focus on public safety and will include updates on the
impact of the economic stimulus plan on public safety, presentations on the three top citizen
concerns from the 2008 Citizen Survey (burglary, drugs, and gangs), and a question-and-answer
session with the Chief and other CMPD personnel. We hope you will plan to join Councilmember
Burgess and Chief Monroe for an interesting and informative evening.

Sardis Cove Entrance Sign Missing
Our neighbors in Sardis Cove have asked us to be on the lookout for one of their community entrance signs. It is green and white, about 4 feet high by 6 feet wide. It may have been taken by vandals and discarded in the area. If you find it, please notify Dave, Judy, or Rod. THANKS!!!
Meeting with Cashel Rock Investors
We had an excellent turnout for the meeting with Cashel Rock Investors tonight (2/4); thanks to all who attended! It was a very informative and well-organized presentation, which proved to be very helpful in many respects.
Due to the late hour, I will not attempt to repeat the whole two-hour meeting at this time, but will do my best to give a fair summary, with a promise to post details in the next couple of days. Keith MacVean has promised to send documents to be posted, which will provide most of the meeting review.
Here is the really short version, for those who missed the meeting. This is a "mixed use" development, although current plans are mostly residential. Four buildings, three to four levels in height, will provide 1 and 2-bedroom apartments. These will be well-constructed, upscale units designed for long-term investment by the developer/owner/operator. Pricing and credit qualification will help to maintain occupant standards compatible with nearby neighborhoods.
Townhome-style units will be built at the back of the property (nearest to Sardis Woods), no more than 2 levels high. These will be designed to be sold as individually-owned homes, but will be rented out initially, due to the very difficult housing market at the present time.
The bulk of the property bordering Monroe Road will be reserved for "light industrial" use (stores and/or offices). There are no specific businesses planned for that part of the property, at least as of tonight. A small area at the entrance will contain a few units with commercial businesses on the first floor, and residential on the second, possibly occupied by the first-floor business operators.
There will be NO access from this property to Covedale. There will be a buffer zone at the back of the property, adjoining Sardis Woods, which will be a minimum of 100-foot width. Three ponds will control storm water runoff, as well as partially cleaning it up before discharge into the creek.
Traffic in the area will be increased by this development, but no more than it would have been increased by any other developemnt, and less than it would have been increased by some of the other developments which have been proposed. Having the land remain unused as it has been is NOT an option.
The earlies possible start for construction is the spring of 2010. Permits and detail design will require most of this year, and the start of construction is dependent on the availability of financing.
