- Zoning Committee Meeting Wednesday March 25th at 4:30pm, 600 East Fourth Street, Room to be determined.
- Decision by City Council Monday April 20th at 6:00pm, City Council Chamber, 600 East Fourth Street.
DESCRIBITION OF PROPOSED PLAN
- 24.08 Acres zoned I-1 and I-1(CD)
- Proposed zoning UR-2(CD), UR-C(CD) and I-1(CD)
- Proposed use: 278 apartments and 6,000 square feet of retail space. (At a density of 13.33 du/ac)
- Traffic under existing zoning will generate 11,000 trips a day; proposed zoning site will generate 8,600 trips per day. Of the 8,600 trips per day between 1,946 and 2,502 (7 to 9 trips per unit per day) can be attributed to the multi-family units (29%) the remainder can be attributed to the possible uses that will be located on the industrial area (6,098).
- The site will not have access to Covedale Drive
- Access to the site will be from Monroe Road via an extension of Orchard Lake Drive.
- A minimum of a 100 foot undisturbed buffer will be maintained at the rear of the property. Buffer is larger in some areas.
- Tree save area will be 19% of the site (4.74 acres)
- Open space which includes tree save area will be 33% of the site (7.92 acres)
- Storm water detention and water quality treatments will be provided to address increased storm water run-off.
- Building materials have been specified. No vinyl or aluminum siding.
- Petitioner will re-stripe Monroe Road to provide left turn lane.
- Buildings will be two and three story with some three four splits. Townhomes will be two story buildings.
- Building elevations have been included.
- Proposed use is consistent with Independence Blvd. study and meets general development policies.
